West Transit Village Phase 1

Aeon’s West Transit Village Phase 1 (WTV1) will be a new construction, 100% affordable housing apartment building exclusively serving a 55-plus resident population and their families. Located along the 2nd St SW commercial corridor of Rochester (current address is 2905 2nd St SW, also known as Country Club Rd W), the building will have four residential floors and one level of underground parking beneath, and will include 75 units affordable at 30% and 50% of Area Median Incomes (AMI).

This development is located within the West Transit Village (WTV), a multi-phased, transit-oriented, master-planned development site within the boundaries of the Rochester’s Destination Medical Center (DMC) district. As a committed participant in the shared master plan vision of the City of Rochester, DMC and Mayo Clinic, Aeon has collaborated deeply with these partners and been able to secure millions of dollars in funding commitments. Aeon is also committed to a high-performance, near net-zero development including geothermal and solar energy that will meet several tiers of Minnesota Housing’s Enhanced Sustainability, capitalizing off of federal clean electricity investment tax credits.

In sum, WTV1 will be an exemplary development for Greater Minnesota – a high-density, transit-oriented, affordable housing development nested within a mixed income and mixed use master planned district that fully embraces public-private partnerships, employer contributions, buy-in from multiple levels of government, and forward-looking, sustainable development.
