The Vista on Pinecone

The Vista on Pinecone will be a 58-unit new construction senior housing project constructed in St. Cloud, MN. The site is a vacant infill parcel in northwest St. Cloud featuring flat topography and no trees. The proposed project will include a walk-up building with an elevator, and include 1 and 2 bedroom unit layouts. One bedroom units will average 770 square feet, and two bedroom units will average 878 square feet. Other amenities include universal design on all unit types, a first level parking garage, a package room for deliveries, secured entrance, trash/recycling rooms, grand tub room, storage units for each household, community room for events and in-unit washers and dryers. Exterior amenities will include an outdoor gathering space, community gardens, green space for activities, bike racks and connection to area walking paths.
The 58-unit property will be designated for seniors age 55 and older. The proposal will include 25 units at or below the 50% rent limit with 60% AMI income limits, increasing the number of people who can afford to live at the property. We will further restrict 33 of the units to 30% rents with 30% AMI limits. Seven of the 30% designed units will be designated for high priority homeless households who are 55+. This is a growing need within the St. Cloud area.
We are hoping to fund the project with Low Income Housing Tax Credits, Housing Infrastructure Bonds and other state and federal funding sources.
