Brief Description: The South Fork Development in St. Charles, MN is a rural development in Winona County. All 11 units will be sold to families with 30 – 75% AMI. The 11 units comprise one single-family home, and 5 twin homes. We are 70% complete with the first twin home which has four bedrooms, and one bathroom. The remaining units can be built to community needs, ranging from two to five bedrooms.
The current twin home dwelling is 1515 sq. ft with an attached garage, per neighborhood covenant. Our three-bedroom homes will be smaller. Each unit will be full ICF from footings to trusses, slab on grade. The roof is built to fortified standards. The units are single-story, and the bathrooms are ADA-compliant capable. However, our lots do get less wide as we continue to build. This means a four to five-bedroom home build may need to be two stories in the future. Each unit costs $275,000 in materials and $37,000 in labor, $312,000 total. Each twin home costs $624,000 in total. We offset our labor cost by utilizing a partnership with Minnesota Southeast College’s Construction Technology program. We gain valuable manpower, while students are immersed in an interactive learning lab. Additionally, we did receive ARPA funds to purchase the land and run utilities to each unit. We plan to build 2-4 units a year, pending funding cycles, for the next four years. Overall, the new construction cost will be 3.5 million dollars. Since these homes are USDA-eligible, we aim to recapture 1.9 million dollars through home sales. This leaves a 1.6 million needed for affordability gap financing. Overall, we aim to serve those who are financially in need, and also those who are traditionally marginalized in homeownership. We are utilizing multiple partnerships to minimize build costs so that Habitat Winona may provide 11 families with decent, affordable homes.
