Hilltop Square Apartments

Hilltop Square Apartments is a proposed adaptive reuse project that will convert the historic Eagle Valley High School building into affordable senior housing. The property sits on top of the highest elevation in Eagle Bend, and provides an overlook to the community below. The project will transform the three-story school building into 23 one-bedroom apartment units, which will average 640 square feet. The property will be designated for seniors age 55+ and will serve households where at least one senior from each household meets the 50% Metro Median Income limit (household income as a whole cannot exceed 60% AMI). Some units will be set aside for households at 30% incomes and some units will be designated for homeless individuals.
The building was constructed between 1940-1942, and physical attributes of the building include beautiful historical architectural design elements, concrete exterior, large window openings, original terrazzo flooring, spacious corridors with high ceiling heights, upper glass walls in the hallways, some original casework and some original chalkboards. The concrete exterior will be restored/repaired to maintain the original look of the building. Previously covered window openings will be restored, with existing windows being replaced to match the original look and design. Terrazzo flooring, which is in very good condition, will be restored/repaired as needed and will remain in all corridors, as well as in the rental housing units. There is some original casework and chalkboards located throughout the building. Our design/construction team will do their best to utilize items that are still intact and usable, and relocate them within the building. The building does not currently have an elevator, but an elevator will be installed to access all floors. Common laundry rooms will be located on the 1st and 3rd floors. The building will also offer small community spaces for tenants to interact, as well as tenant storage areas in the lower level. An underground parking garage is included in the preliminary schematic design.
The goal is to secure funding sources such as Low Income Housing Tax Credits, Housing Infrastructure Bonds and other state and federal sources to make the project work. The local community has worked hard to preserve the property and has invested time in local fundraising efforts. This building is a cherished part of the Eagle Bend community and its history, and this project would preserve it for the long term.
