A joint project between non-profit affordable housing developer Alliance Housing and neighborhood group Whittier Alliance, 2116 Nicollet will be home to approximately 53 units of deeply affordable housing, the offices for both organizations, and a community room for neighborhood use.
The vacant site just south of the Nicollet/Franklin intersection, was acquired in 2021 by Whittier Alliance, who completed a neighborhood survey the following summer to determine community needs. Community members identified affordable housing and environmental sustainability as top priorities for the neighborhood. Through an RFP process, Alliance was chosen to partner with Whittier to bring both elements to 2116 Nicollet.
Floors 2 and 3 will feature single room occupancy housing, while floors 4 through 6 will contain studio and one-bedroom apartments. Once final funding is secured, the building is on track to begin
construction in 2026 with an opening planned for late 2027.
